Magnolia Homes and What They Need

• Brand-new construction. If you just moved into Audubon or another new section, your system is under the manufacturer's warranty, and keeping up with tune-ups helps keep it that way. New homes can also have duct runs that were never balanced, so one bedroom fights the rest of the house.
• Big homes on acreage. Large custom homes often have two or more systems and long duct runs through hot attics. Each system needs its own care, and long flex runs lose a lot if a connection opens up.
• Pine pollen and woods. Magnolia's tree cover is beautiful, but pine needles and pollen clog condenser coils and filters fast in spring.
• Humidity. The whole Houston area is humid, and an AC that cools but doesn't dry the air leaves the house clammy. That's often an airflow, refrigerant or sizing issue we can track down.
• Attic duct connections. Same story as everywhere around here: summer attic heat dries out tape and pulls flex duct off its collar. We re-seal it properly with mastic or UL-181 foil tape and a strap.

• Inspect and check the outdoor condenser coil and indoor evaporator coil
• Check refrigerant pressures
• Test the capacitor and contactor
• Flush the condensate drain line
• Check the air filter
• Check and tighten electrical connections
• Check thermostat operation

If something's wrong, you'll hear what it is and what your options are before we fix anything. Filters: 1" every 1 to 3 months, 4" to 5" media filters every 6 to 12 months.

My house has two AC systems. Do you tune up both? Yes. Each system gets its own tune-up. The $94 tune-up is per system.

My new-build has one room that's always hot. Can you help? Usually. It's often a duct run that's undersized, kinked or disconnected in the attic, or a register that needs balancing. We'll check it.

What's your pricing? Tune-ups are $94. Repair diagnostics are $94, waived when you go ahead with the repair. After-hours calls are $120, waived with repair.
